Pricing
Tenant Mediation (Gauteng Only)
– R6,730
A fast first step to see if the matter can be resolved without going to court.
Eviction Order Service (Nationwide) — Gauteng usually / average: R35,000
A decisive legal process when the tenant won’t cooperate — managed end-to-end to reach the eviction order stage efficiently.
Two ways to solve the problem — start low-risk, escalate if needed.
Pricing is confirmed in writing before work starts and governed by our Terms & Conditions. “Usually/Average” pricing is indicative and may vary depending on province, complexity, and the documentation available. In many matters, tenants vacate once the eviction order is issued and further enforcement is not required. If enforcement is needed, you may arrange sheriff enforcement yourself, or we can facilitate the enforcement process on your behalf as an optional add-on.
Why This Works.
Why Property Recovery works (and why it often costs less than going direct to a lawyer)
Most landlords don’t lose money because the law is unclear.
They lose money because the process becomes slow, unstructured, and expensive — and they end up chasing attorneys, sheriffs, and paperwork while rent keeps bleeding.
Property Recovery exists to stop that.
We drive matters to conclusion with:
• Speed: we know what steps and sequencing avoid delays
• Cost control: we prevent unnecessary back-and-forth and wasted legal time
• Less effort for you: we coordinate the moving parts so you don’t manage the case yourself
We are not a law firm & that’s your advantage
Property Recovery is an independent eviction process manager.
Legal work is performed by independent attorneys appointed on your behalf.
This benefits you in two big ways:
1) Accountability is higher
When you deal directly with a law firm, poor performance costs them one client.
When an attorney works through Property Recovery, poor performance costs them many.
So our attorneys are held to a higher standard — because we measure outcomes, speed, and quality.
Attorneys are essential — but attorneys are not always structured for speed.
We keep the matter moving, keep it organised, and escalate fast when things stall.
You don’t chase lawyers. We do.
Specialist eviction attorneys (daily focus)
Any attorney in South Africa can handle an eviction matter, but many firms only do evictions occasionally alongside other work.
Our attorneys specialise in evictions and deal with them daily — which means if there is a quicker lawful way to structure the process for your facts, they know about it.
The result: faster closure, controlled cost
Even though you pay Property Recovery and the attorney, clients often spend less overall than going directly to a law firm — because we run the matter like a managed process, not an open-ended legal file.
You also get cost certainty upfront: we confirm the fixed fee in writing before work starts, so you’re not exposed to
runaway “billable-hour drift”.
That means:
• the case is structured correctly from day one
• fewer delays caused by missing or incorrect information
• less unnecessary billable time
• progress that is actively driven instead of passively awaited
HOW IT WORKS (simple, structured, fast)
Most landlords get stuck because the process becomes confusing and slow. We remove that complexity by running a clear step-by-step workflow.
1) Free assessment
You tell us what’s happening. We confirm the fastest lawful route and what information is needed.
2) We structure the matter properly
We guide you on the exact documents and facts needed and structure the matter correctly upfront.
3) We take over the admin and chasing
We coordinate attorneys, filings, follow-ups and progress — so you don’t spend weeks trying to get answers.
4) Resolution
Either the matter resolves through voluntary vacating (where possible), or we drive it through the court process to the eviction order stage.
services
Choose the right starting point.
Every case is different —
but the strategy is simple:
Start with persuasion where it makes sense.
Move to court when the tenant won’t cooperate.
Eviction Order Service (Nationwide)
This is the decisive route when the tenant won’t cooperate.
We manage the eviction process up to obtaining the court-issued eviction order — in a way that reduces delays, reduces wasted legal time, and removes effort from you.
This service is designed for landlords who want:
• a clear, structured path to resolution
• a specialist team that drives progress and escalates fast
• cost control (instead of open-ended legal drift)
Once the eviction order is granted — or if the tenant vacates during the process — the mandate is fulfilled.
In many matters, tenants vacate after the eviction order is issued without further enforcement. If the tenant does not vacate voluntarily, sheriff enforcement may be arranged — you may arrange sheriff enforcement yourself, or we can facilitate the enforcement process on your behalf as an optional add-on.
Tenant Mediation (Gauteng Only)
Mediation is a practical first step when you want to test whether the matter can be resolved without court.
We engage face-to-face to apply calm, professional pressure and to establish whether the tenant is sincere about leaving.
This is ideal if you want:
• a low-cost first step
• fast feedback on whether court is necessary
• a clear recommendation on the best next move
If it becomes clear the tenant is playing for time, we will tell you straight and recommend moving to the Eviction Order process.
FINANCING OPTION
Financing (may be available in some matters)
In some cases, we may assist with arranging third-party financing for eviction matters.
Approval is handled entirely by independent finance providers on a case-by-case basis.
Property Recovery is not a credit provider and carries no responsibility for financing agreements.
